  • A low turnover, buy and hold approach.

The unique investment strategy of the EII Global Property Fund may suit investors looking for long term growth, seeking to invest for at least three to five years. The minimum application for the EII Global Property Fund is $20,000.

About EII

European Investors Incorporated (“EII”) are a specialist property manager with $US7.4 billion as at 28 February 2011, in property assets under management. Most of this is in global property securities with a proportion in US direct real estate. EII has  more than 25 years of investment management experience across a variety of asset classes and has been managing property investments since 1987.

EII’s investment approach  involves  making asset-allocation decisions based on both:

  • economic, geographic, real estate fundamental / sector factors (known as ‘top down asset allocation’);
  • factors specific to each individual security (known as ‘bottom-up security selection’).

Although both facets of EII’s approach are important, it is the ‘bottom up’ security selection process that will primarily drive the investment strategy for the fund.

In assessing the merits of potential investments, EII places a high priority on the quality of management, as measured by historical track record, the depth of the team, its vision for the company and competitive advantages. EII is focused on both current yield and potential for price appreciation when evaluating investments. There is an emphasis on seeking  to discover overlooked value.

EII will identify those regions and market sectors, which it believes will exhibit superior future growth in real estate values relative to other regions or market sectors. Considerations include economic and real estate cycles, supply/demand imbalances, discounts to net asset value and significant market developments.
