How do I obtain the current valuation?

You’ll need to order an upfront valuation through PropertyHub prior to submitting the application to ensure the application is within our credit policy. View our article on ordering a valuation to obtain a current valuation.

How do I obtain the property location category?

To find out the category for the security property’s location, you’ll need to enter the postcode into the Macquarie Serviceability Calculator. To do this:

  1. Open the Macquarie Serviceability Calculator
  2. Under ‘Security Details’ enter the Postcode (e.g. 2089)
  3. Once entered, the category will automatically update (e.g. ‘NSW Cat 1’)

What's the maximum loan to value ratio (LVR) for a home loan facility?

The maximum loan to value ratio (LVR) is calculated for each home loan facility, which can include more than one security property. The maximum LVR can vary depending on attributes of the home loan and security property(s), including:

  • application type, loan purpose and repayment type
  • high value or luxury property
  • property locations/categories, and
  • land size.

The maximum LVR needs to consider all attributes and the most restrictive LVR will typically apply. In the example below, the maximum LVR would be 80%, based on the maximum LVR for high value properties.

Example:

  • a customer applies for an Owner Occupied purchase loan with principal and interest repayments (maximum LVR = 95% inclusive of low deposit fee), and
  • the property is valued at $2m in a metro location (category 1), then
  • the maximum LVR is 80% due to the value being over $1.5m in a metro location.

Note: all home loan applications are subject to credit approval.

Maximum LVR based on application type, loan purpose and repayment type

The table below outlines the maximum LVR based on application type (purchase or refinance), loan purpose (owner occupied or investor) and repayment type (principal and interest or interest only).

Owner occupier purchases with principal and interest repayments

95% LVR inclusive of Low Deposit Fee (LDF) capitalisation

Investor loans with principal and interest repayments

90% LVR inclusive of LDF capitalisation. Note: if any portion of the loan has an interest only repayment method, the maximum LVR is 80%

All home loans with interest only repayments

80% LVR

Refinance loans (both Owner Occupier and Investor)

90% LVR inclusive of LDF capitalisation for refinances that don’t include equity release.

80% LVR if the loan is for interest only repayments.

80% LVR if equity release/cashout requested with refinance application.

Principal increase applications

80% LVR (including equity release and cashout for existing Macquarie home loans)

Maximum LVR for high value or luxury property and property location

Our premium property/luxury policy for high value properties, takes into consideration the LVR, property value and property location (e.g. regional or metro). The location category can be determined by inputting the postcode into the Macquarie Serviceability Calculator.

Maximum LVR based on the land size

The size of the land the security is based on can impact the maximum LVR. The below table outlines the maximum LVRs based on land size.

What other security features may impact the maximum LVR or loan amount?

In addition to the maximum LVR specifications for home loan facilities outlined above, there are additional security features that may impact the maximum LVR, including:

High-risk postcode location

The maximum LVR for high-density apartments or units is 80%.

A high-risk security is determined by the postcode. In the Macquarie Serviceability Calculator, enter the postcode and a pop-up will appear to alert you that the postcode is considered a high-risk location.

High-density apartment/units

The maximum LVR for high-density apartments or units is 80%. Where any portion of the loan is interest only, the LVR is capped at 70%.

A high-density security is determined by the postcode, not the building. In the Macquarie Serviceability Calculator, enter the postcode and a pop-up will appear to alert you that the postcode is considered a high-risk location.

Studio or small unit/apartment

If the internal living space is over 40sqm and there’s a separate bedroom, we may consider lending.

It’s important to check that there are comparable sales in the area that are similar in size (<50sqm internally). Refer to Business Development Manager (BDM) prior to submission.

Off the plan

Off the plan purchases can have a maximum LVR of 90% (inclusive of low deposit fee capitalisation). If the property is also in a high-density postcode, the maximum LVR would be 80%. Check the postcode in the Macquarie Serviceability Calculator.

Stratum title units (Victoria only)

A stratum title is only available in Victoria and can have a maximum LVR of 85% (inclusive of low deposit fee capitalisation).
