What's a home loan payout figure?

A payout figure is the amount required to pay out your home loan facility. 

When is the final payout figure calculated?

If you have a variable loan account, the payout figure is calculated two days before your discharge. 

If you have a fixed loan account, the payout figure is calculated the day before your discharge. This allows us to determine any break costs. To learn more about break costs see Understanding costs of breaking your fixed home loan.

How is the final payout figure calculated?

For home loans with a BSB starting 182, your payout figure is calculated based on the following: 

  • The balance/s of your home loan/s to be discharged 
  • Any interest that has accrued
  • The mortgage discharge fee
  • Break costs for your fixed loan (if applicable).

Deposits into the home loan account received after the payout figure is calculated will not reduce your payout figure and will need to be returned to your direct debit account after discharge. If you don’t have a direct debit account on file, we’ll be in contact with you to determine the best way to return these funds.

For home loans with a BSB starting 183, your payout figure is calculated based on the following: 

  • The net balance of your home loan/s to be discharged (Home Loan balance/s minus offset balance)
  • Any interest that has accrued
  • The mortgage discharge fee
  • Break costs for your fixed loan (if applicable)
  • The amount of any uncleared payment/s. This amount will be included in your payout figure and returned to your direct debit account after discharge.

Deposits into the home loan account received after the payout figure is calculated will not reduce your payout figure and will need to be returned to your direct debit account after discharge. If you don’t have a direct debit account on file, we’ll be in contact with you to determine the best way to return these funds.

When will I receive a closing statement?

You will receive a final closing statement via your preferred method of communication or via post that contains your final payout figure within 1-2 weeks of discharge.
